Everyone Wears Jeans Now

Tuesday, April 21st, 2009

Nobody in the fashion world ever conceived of the idea that the clothing needed by gold miners would change the clothing industry. However, it did. The humble denim jean material that was difficult to tear or rip has changed a lot since its invention. The credit for that change goes to Levi Strauss. What does this mean? It means that ripped denim of old is now a fashion statement!

Jeans really became popular in the 1930s (credit: http://www.getclassedwithstyle.com/) because of movies that featured cowboys wearing jeans. Of course, by the 1940s Levi Strauss was beginning to feel the crunch of competition who realized that the market was going to be a very successful one.

The popularity of jeans increased even more in the 1950s thanks to James Dean and schools who would not allow students to wear them to school. Because of James Dean’s “Rebel” movie, schools thought that they were encouraging rebellion. All that did was make teenagers want them even more.

In the 60s and 70s, jeans became psychedelic, painted or embroidered. These colorful new looks changed the style of jeans immensely. In the 80s, fashion designers began to market their own styles with their own brand label. What had once been infamous for ruggedness was now synonymous with designer names and high fashion. Jeans popularity increased even more, right along with the price.

Although, in the 90s the youth discovered that khakis and carpenter pants were more comfortable. They wanted something different from what their parents had. This did not stop fashion designers. They came up with jeans that looked characteristically different and appealed to the younger generation. They incorporated an age-old style called the hip huggers and produced low rise jeans.

Now, at the end of the first decade of the 21st century, jeans are back in fashion. Now you can find sexy low rise jeans bearing the name of various designers. There are all types and styles of jeans on the market today that have a variety of price ranges. Designer jeans have become a fashion statement again. This means there is a pair of jeans out there just for you, even if you only want a pair of jeans that are comfortable and strong to work in.

Get a Loan Workout and Get Your House Back

Tuesday, April 21st, 2009

Nobody wants to lose his or her home! Unfortunately, in these rough economic times we know this as a fact for most people. People tend to take their Palisades real estate mortgage for granted and end up losing the home. This is what brings on the foreclosure process. It will usually begin after 3-4 payments have been missed and the lender will issue a foreclosure by selling the house or processing it. What makes the situation worse is that lenders have a tendency to make their borrowers believe they have no other options available. However, there are alternatives that homeowners can use to keep their home!

These are terms heard in connection with the normal terms used in a Nyack NY real estate mortgage agreement. That means that most homeowners do not know about them. Here is a list of some terms and their meanings that will, hopefully, help you get your home back.

Shortstop is a short refinance for the foreclosure of your property. The alternative is to ask a friend to help you buy or pay off the mortgage.

Negotiating a payment scheme is where you would pay a portion of the amount and agree to pay the rest in the following months. You do have to show proof of your income and make a down payment. Most lenders will agree to this plan

Change of plans is a temporary change in the terms of your home loan when it is properly negotiated. Those changes can include amortization extensions and even a reduction of the interest rate. With this option it is best to get a foreclosure negotiator to handle the job and get it approved.

Third-party sale is simply that. The property is sold to a third party and the proceeds go to the mortgage lender in settlement of the loan.

Friendly third-party sale is when the third party simply purchases the party to clear the deed of other holders and immediately sold right back to the borrower.

These are just a few of the alternatives that Hudson Valley home owners have available to them. Of course, the best way to avoid foreclosure is to make sure you make your payments. If you are in fear of foreclosure, check out the MHA program that President Obama has put into motion. If you purchased your home before January of 2009, you may be eligible to participate in the program.

Pests in Your Home Do Not Panic!

Tuesday, April 21st, 2009

Some people will panic when they realize that they have termites, vermin or any pests living in their home with them. There is no need to panic! Your first thought should be how to get rid of them because you do not want them to stay in your home. There is a variety of pest control supplies available online and in your local stores. You also have the option of hiring a professional.

Depending on the pests that you have, you may need chemicals, pills or kits to get rid of them. You can search for pest control products for specific pests like roach killer or just buy a general purpose chemical. One online provider can give you the right solutions, ePest Solutions. You can find their website at www.epestsolutions.com and you can find out more about their amazing products such as pest control chemicals and more.

No matter what pest you have, you can find a solution. If your pests are animal, birds, gophers, rats, scorpions, any stinging insect or anything else, then you should research what would kill them. You should not hesitate when you find that you have pests because if you do, you will find it harder to get rid of them. Rather, start getting rid of them instead of leaving them for a while.

You need to protect your family and their health and if you have pests, it cannot only harm your health but it can damage your home. If you have termites, you will need to get rid of them quickly to save your home. Whatever your pests are, you need to remember two things. First, you need to get rid of them and quickly. Second, remember that you need to keep you and your family healthy.

Greek Organizations and Their Names

Tuesday, April 21st, 2009

According to Wikipedia, a Greek organization is a group of individuals of similar interests bonded together by common goals and aspirations. These bonds are created through rituals in which all members participate. The rituals are based on common principles such as honor, friendship, truth and knowledge. Each group works to instill these ideals in their members through their everyday activities.

alpha - A nu - N
beta - B xi- ?
gamma - ? omicron - O
delta - ? pi - ?
epsilon - E rho - P
zeta - Z sigma - ?
eta - ? tau - T
theta - ? upsilon - Y
iota - I phi - ?
kappa - K chi - X
lambda - ? psi - ?
mu - M omega - ?

Greek organization names always consist of Greek letters. These letters serve as a reminder of the values of the group. Fraternity is a name that applies to Greek men’s organizations. Sorority is the name given to Greek women’s organizations. These letters are proudly worn on the college tees that they wear.

The names of North American fraternities and sororities generally consist of two or three Greek letters, often abbreviating a Greek motto. For this reason, fraternities and sororities are known collectively as a Greek Community or Greek Society and its members as Greeks. The use of Greek letters started with the first such organization, Phi Beta Kappa, which used Greek letters to hide their secret name.

When fraternities and sororities were first formed, the Greek letters that they chose were the first letters of their motto in Greek that they believed represented their values or goals. Some fraternities and sororities still keep their motto a secret. Of course, when they first started they did not wear college tee shirts that displayed their letters.

Here is a list of 20 fraternity/sorority letters with their meanings:

  1. Alpha Delta Phi — Manus Multae Cor Unum (Many Hands One Heart)
  2. Alpha Sigma Rho — Strength in Unity
  3. Alpha Gamma Sigma — Where Quality Counts
  4. Alpha Phi Delta — Faciamus [We Do.]
  5. Alpha Zeta Omega — Brotherly love, Peace and Friendship
  6. Beta Chi Theta — Above All Else, Brotherhood
  7. Chi Phi — Truth, Honesty and Personal Integrity
  8. Delta Chi — Leges [Law]
  9. Delta Tau Delta — Committed to Lives Of Excellence
  10. Iota Phi Theta — Building a Tradition, Not Resting Upon One
  11. Kappa Alpha Psi — Achievement in every field of human endeavor
  12. Lambda Phi Epsilon — To Be Leaders Among Men
  13. Lambda Theta Alpha — Unity, Love, and Respect
  14. Omega Phi Alpha — Today’s Friends, Tomorrow’s Leaders, Forever in Service
  15. Omega Psi Phi — Friendship is Essential to the Soul
  16. Phi Delta Epsilon — Facta Non Verba; Deeds Not Words
  17. Phi Kappa Psi — The Great Joy of Serving Others
  18. Phi Sigma Kappa — Do unto others, as you would have them do unto you.
  19. Tau Kappa Epsilon — Love Charity and Esteem; also, Not for wealth, rank or honor, but for personal worth and character
  20. Zeta Upsilon — Friendship through the acceptance of individuality

Today, Greek T shirts, jackets, hats and other clothing are proudly worn by fraternity and sorority members around the world.

She Should Have Taken a Safe Driver’s Education Course!

Tuesday, April 21st, 2009

At the beginning of April, the 2008 Miss New Mexico USA was arrested for driving while intoxicated. She had been speeding and weaving in and out of traffic a little after 2 AM in the morning. It seems she should have taken a NJ safe driving online course because the arresting officer said the beauty queen had droopy, bloodshot eyes and smelled of alcohol when she was booked on charges of Texas DWI at the El Paso County jail. However, she did manage to post bail and was released six hours later

Raelene Aguilar’s reign as Miss New Mexico ended in December. She now attends the University of Texas in El Paso. Maybe her higher education should include getting higher-quality drivers education. Maybe if she had taken something like the NJ safe driving course online she would have known better than to drive and drink.

Choosing the right driver’s education program is critical. Just getting a driver’s education completion certificate and a driver’s license does not mean you are a safe driver. Driving a motor vehicle is the most deadly activity a person will be involved in on a consistent basis. Therefore, a person should be taught the driving regulations as well as the basics of road safety. One should be able to control their emotions while driving, reasonably and carefully drive behind the wheel. This is how you avoid road rage.

With the growing availability of so many online resources, it is now possible to study online. Many driving schools now offer both classroom and online courses that allows students to practice numerous driving tests on theory from home. A good driving school will also offer behind the wheel training along with their courses. This will help develop good driving skills with the help of an instructor with the knowledge and experience to work with drivers and improve their responsibility and respect for other drivers.

Galleries for Native American Art

Tuesday, April 21st, 2009

There are music and art galleries in every major city in America. These galleries outnumber the Native American art galleries you will find. This is quite puzzling because music and art has been a part of Native American culture for centuries.

Native American artists have used art as a form of expression for thousands of years. It consists of symbols of animals and people. Their artwork is made of rock, feathers, cloth, clay and fabric. There are Indian tribes that are famous for the items that they do make. For example, the Navajo tribe is well known for its woven blankets.

Much of Indian art is carved into different symbols of animals like the eagle or bear. These types of items you can find displayed in a Native American art gallery in any one of a number US cities. These galleries usually feature the most popular Native American artists whose work reflects their customs and ancestral roots.

You will find artists such as Robert Yellowhair, Norval Morrisseau and Daphne Odjig, to name a few. Most of the items that you will see in one of these galleries are the woven baskets and Totem poles. Both of these reflect the heritage and tradition of many first Nations and Inuit tribes. A totem pole is a huge wooden sculpture that represents generations of a family including the faces of people as well as animals. You may also find Navajo jewelry, which has become popular with many people in the Southwest, on display in one of these galleries.

You will also find various stone sculptures, jade carvings, Kachina dolls and even paintings by native artists around the country. Other items you may find are ceramics, ceremonial masks, ceremonial drums and carvings in cedar or whalebone.

Something that is really strange is that the majority of art by Native Americans is only found in Native American art galleries that specialize in displaying Native American art. Do not get me wrong, you can find the art in American art galleries and retail stores for sale, but not for display only and they may not be authentic.

Title Insurance, the 7 Risks and 7 Cautions

Tuesday, April 21st, 2009

The purchase of residential property usually involves purchasing 2 separate policies of title insurance. One is for the buyer and the other is for the seller. The seller is the insured party and the buyer is the interested party. The seller usually provides and pays for both. This helps to ensure the buyer that the property does indeed belong to the seller and that it has no unexpected liens or problems. It is also a requirement of many lenders that the buyer purchase title insurance on the lender’s behalf for the loan and sometimes the entire sale price.

Title insurance is also a onetime investment. The policy will stay in force until you sell or refinance the property. The premium is usually based on the amount of risk assumed by the insurer. The real estate networking group for women that your agent is a part of will keep her informed about these policies.

When you are purchasing property, it can be put at risk in a variety of ways. If it does not have a clear title, this may be because documents could have been executed several years ago that did not surface until much later. This is why you need to have title insurance.

Here are 7 items that can put your property risk:

  1. Forged deeds, mortgages, satisfactions or releases
  2. Deed by person who is insane or mentally incompetent
  3. Deed by someone who is under age
  4. Deed from a corporation, unauthorized under corporate bylaw
  5. Deed by partnership, unauthorized under partnership agreement
  6. Deed given under fraud or duress
  7. Deed executed under falsified power of attorney

Here are 7 things to watch out for:

Read your preliminary title report and if necessary, take action if any of the items below appear on that report. If they do appear, contact your title company immediately. If you do not , act fast you may cause a delay in the closing of escrow or even decrease your profits.

  1. Tax Liens
  2. Mechanics Liens
  3. Notice of Action or Judgments (may include back child support)
  4. Bankruptcies
  5. Uninsured Deeds
  6. Legal Access to and from the subject property
  7. Typos in the legal description and/or parties’ names

Women in real estate can benefit from having a relationship with a title representative whose sole purpose is to sell title policies on behalf of a title insurance company. You should find out what that representative is willing to do to earn your business. Ask the following questions:

  • Are they willing to give you access to their public record database?
  • Can you request and receive copies of recorded documents?
  • Are they willing to create property profiles for hot deals?
  • Are they willing to set up a farm or territory to help generate leads?

A good title insurance company can help you conduct business efficiently. Every agent must know the complexities and specifics of title insurance as well as the benefits that it gives.

Teen Caught with Sawed-Off Shotgun at School

Wednesday, April 15th, 2009

On April 4, 2009, a social worker tackles a 17 year old who was trying to bring a sawed-off shotgun into Detroit city school. That social worker is now being hailed as a hero. The 17-year-old was allegedly carrying a sawed-off shotgun as he rushed through the school metal detector when the social worker wrestled him to the ground. Luckily, no one was injured.

According to reports, the 17-year-old got the gun from a vehicle after he had an argument with a fellow student at the school. This shows another reason why metal detectors at schools are a good thing. Several people could have been injured or killed because of an angry 17-year-old boy.

The social worker, Idris Herring, said he saw the teen rush through the walk through metal detector at Westside Academy and glimpsed what looked a gun. Franchott Cooper, a social services coordinator, called Herring a Superman and said, “He’d give the shirt off his back to any kid that needed it”.

According to police, there is no indication that the shotgun was even loaded. The boy ran after he was tackled and is now sought by the Detroit police for questioning.

There is still some confusion as to how the 17-year-old got into the school. According to one report he may have gotten through a propped open door, bypassing all . There is also some confusion as to whether he is a new student or a former student. If he is a former student, he should not have been there in the first place.

Male Cosmetic Surgery Declines

Wednesday, April 15th, 2009

Many people associate cosmetic surgery to the female side of our population. However, in reality, just as many men look to plastic surgery to look better and more youthful. In past years, the number of men has been matching that of women in choosing a Panama City Florida plastic surgeon to make them look better.

The American Academy of Cosmetic Surgery conducts an annual survey that has revealed that males are cutting back on cosmetic surgery. In fact, according to the AACS, in 2008 there has been a 2% decrease in male clientele with a 29% increase in women visiting a cosmetic surgeon. Moreover, women are taking advantage of the less invasive procedures because they now cost less and the recovery time is less. These procedures include procedures such as Botox injections and laser resurfacing. Some women are still choosing the Destin Florida Asian eyelid surgery as well as a Panama City Florida face-lift.

It seems that women are more concerned about their appearance than men are and this may be due to the economic situation. However, with medical advances and effectiveness in providing less invasive procedures this may change. One thing is for sure, most men would not be interested in Panama City Florida breast implants. Although, some men have gotten breast implants.

In 2009, these percentages should change as the economy either gets better or worsens. People will always be concerned about their appearance and will continue to worry about it.
